Investment tool
Return calculator
Model a tax sale or mortgage foreclosure scenario using your own purchase, cost and resale assumptions. This tool does not value property or predict an auction outcome.
Methodology and limitations
Total investment equals assumed purchase price plus title and legal work, repairs, and monthly holding costs multiplied by months held. Net profit equals your resale assumption minus percentage selling costs and total investment. Return on investment equals net profit divided by total investment; the annualized figure scales that simple return by 12 divided by months held, without compounding.
An assessed value is not a resale valuation. An opening bid is not a winning bid or completed purchase. Imported bids remain assumptions. Cost presets are illustrative placeholders, not quotes or measured county averages. Enter an independently supported resale assumption before any return is calculated.
Results exclude costs you have not entered, including financing, taxes, liens and unexpected repairs. They do not establish clear title, possession, legal access or an actual investor profit. Verify property condition, official sale terms and transaction costs independently.
