LA County conducts public sales of tax-defaulted property through a contracted online auction provider. The provider is not permanent: the official county schedule and terms control.

For 2026A, the county directed bidders to GovEase. The first sale ran April 18-21, 2026, and the follow-up ran June 6-9, 2026. Older references to an annual October Bid4Assets sale do not describe the 2026 program.

This is a tax deed sale, not the purchase of a tax lien. A winning bid can lead to a recorded tax deed, but that does not remove the need for title, occupancy, access, condition, land-use, and surviving-lien research.

Sale Process

From tax default to tax deed

Property becomes eligible for sale

LA County generally gains power to sell after five years of default for residential or agricultural property, or three years for nonresidential commercial property or vacant land.

The county publishes a sale and property list

The Treasurer and Tax Collector posts the auction window, property list, bidder registration link, special conditions, and event-specific terms on its official schedule page.

Owners may redeem before the cutoff

A listed property can leave the sale if it is redeemed by the official deadline, generally the close of business on the last business day before the auction.

Registered bidders compete online

The auction vendor and rules are set for each sale. LA County used GovEase for the April and June 2026 online auctions.

Winning bidders meet the stated payoff deadline

The controlling terms specify when and how the remaining purchase balance is due. Do not rely on a generic 24-hour or 48-hour rule.

2026A Terms

Registration and deposit

The 2026A terms required registration with GovEase, not the county. The bid deposit was $5,000 or 10 percent of the bidder's selected spend limit, whichever was greater.

The April sale accepted bank wire transfer, bank-issued money order, cashier's check, or eCheck for deposits. The April registration and deposit deadline was April 14 at 1:00 p.m. Pacific Time.

Those are completed-sale facts, not standing promises for the next auction. Always use the registration link, deposit rule, accepted payment methods, and deadlines in the newly published terms.

Due Diligence

Verify the parcel, not the pitch

  1. 01Confirm the AIN, legal description, situs information, and map all refer to the parcel you intend to bid on.
  2. 02Review every special-condition, IRS-lien, weed-abatement, and brush-clearance document linked by the county.
  3. 03Investigate access, land use, structures, occupants, environmental conditions, and liens using the appropriate public agencies and qualified professionals.
  4. 04Set a maximum bid from verified facts. Assessed value is not a promise of market value, condition, access, or buildability.
  5. 05Read the exact sale terms again before funding a deposit or placing a bid; properties are offered as is.

After the Sale

A winning bid is not the end of diligence

LA County says the tax deed is generally recorded 60 to 70 calendar days after the auction. Possession should not be assumed before recording.

The county also warns that many title companies will not insure an auction purchase for at least one year after the deed is recorded because an interested party may petition to challenge the sale. That is a challenge period, not a routine former-owner redemption right.
